Kingston has cracked the top 10 in Canada’s most expensive rental markets, tying for 9th place with Hamilton, Barrie and Oshawa, according to Zumper’s July 2025 Rent Report.
The median rent for a one-bedroom unit in Kingston is now $1,750, up 1.2% from last month. Two-bedroom units are holding steady at $1,900. Year-over-year, Kingston’s one-bedroom prices are down 1.1%, while two-bedrooms have dropped 12.8%.
While Toronto and Vancouver posted the steepest rent drops—down 10% and 5.9% respectively—Kingston’s moderate pricing increase bucks the national trend. Canada’s median rent for a one-bedroom remained flat at $1,835, while two-bedrooms ticked up slightly to $2,251.
Analysts say demand is shifting toward more affordable cities like Kingston, while added rental supply in major cities is driving prices down.
