It seems young people are coming to Kingston and it is not just for post-secondary education.
A report from RentCafe.com reveals that the Limestone City reached number 3 in a list of top trending cities in Canada for apartment hunters.
Only Winnipeg, MB and Moncton, NB were ahead of Kingston.
Senior real estate writer Veronica Greco says Kingston appears to be one of the places where young people like to live.
Greco adds there is also the job prospects in Kingston with Queen's University, Kingston Health Sciences Centre, and other public and private sectors employers providing opportunities for young people to work.
The report suggests the surge reflects robust performance across all engagement metrics — from page views and favourite listings to saved searches.
It says Kingston’s combination of relative affordability compared to larger cities, appealing lifestyle, and increasing visibility appears to be resonating with renters looking for a well-balanced place to live.
Most of the interest comes from Toronto and Ottawa, as well as Montréal.
Greco suggests people like to live in a place that is vibrant without the high cost of rent.
She says much of the newer apartments and condos being built in the city have what young people are looking for.
Despite overall rental prices being on the decline since August, according to Rentals.ca (https://rentals.ca/national-rent-report), the average monthly price in Canada for a one-bedroom apartment is $1,861. In Kingston, the average is $2,122 per month, 12th highest in all of Canada.
With more development such as apartments, condos, and other multi-unit dwellings coming to Kingston, Greco expects those rental prices to come down or remain steady.
